Rental terms
For the rental of the holiday home Le Capanne, Gabbro, 57016 Rosignano Marittimo (LI), Italy. Version: October 2026.
1. Landlord and contract
The landlord is Cornelia Freifrau von Lerchenfeld, Heinersreuth 16, 95355 Presseck, Germany. The rental contract is concluded when you book via our booking calendar and receive the booking confirmation by email, or when we confirm an enquiry in writing. The person booking must be of legal age and acts on behalf of all members of the party.
2. Services and prices
You rent the entire house with garden and pool for up to 12 people. The price includes bed linen, towels and Wi-Fi. Final cleaning of €340 per stay and the Rosignano Marittimo tourist tax are added. Pets are welcome for a flat fee of €60 per pet per stay.
3. Payment
A deposit of 30% of the total price is due on booking. The balance is due 4 weeks before arrival; you will receive a payment link in good time. For bookings made less than 4 weeks before arrival, the balance is due immediately. If the balance has not been paid by arrival, we may refuse to hand over the keys.
4. Security deposit
For bookings made on our website, a security deposit of €1,500 applies. We will tell you how to provide it with your booking confirmation. After departure and an inspection of the house, the deposit is released in full, less any documented damage.
5. Cancellation by the guest
You may cancel at any time by email to info@lecapanne-toscana.com. The date of receipt applies. The following charges apply:
- up to 12 weeks before arrival: free of charge
- 12 to 8 weeks before arrival: the deposit (30% of the total price)
- 8 to 4 weeks before arrival: 50% of the total price
- 4 weeks to 15 days before arrival: 80% of the total price
- from 14 days before arrival and for no-shows: 100% of the total price
If we are able to re-let the house for the cancelled period, we will refund the amount received. You may also name a replacement guest who takes over the booking on the same terms. Early departure does not entitle you to a refund.
We recommend taking out travel cancellation insurance. Many premium credit cards include it if the trip is paid with the card.
6. Arrival and departure
Check-in from 4 pm, check-out by 10 am. Other times are possible by arrangement. Our local contact hands over the keys in person. In season, from Easter to early October, arrivals are on Saturdays with a minimum stay of 7 nights.
7. Guest registration
Italian law requires us to register all guests with the police within 24 hours of arrival. Please have a valid ID document ready for every guest or use the online check-in we send you before arrival.
8. Use of the house
The house may be occupied by a maximum of 12 people. Events and additional overnight guests require our prior consent. Please treat the house, furnishings and garden with care and report any damage immediately. Children may only use the pool under adult supervision; use is at your own risk.
9. Cancellation by the landlord
If the house becomes uninhabitable due to force majeure or unforeseeable events (e.g. serious damage), we will inform you immediately and refund all payments made. No further claims exist in this case unless we are at fault.
